What is an EPC
A Domestic Energy Performance Certificate (EPC) is an official document that provides an assessment of a property's energy efficiency and environmental impact. It gives the property an energy rating from A (the most efficient) to G (the least efficient), helping homeowners, buyers, tenants and landlords understand how efficiently a property consumes energy and where improvements can be made.

An EPC is a legal requirement for most properties when they are built, sold or rented in England and Wales. It must be available when a property is marketed and provides valuable information about the property's current energy performance, estimated energy costs and ways in which efficiency could be improved.
During an EPC assessment, a qualified Domestic Energy Assessor evaluates key features of the property, including insulation, walls, floors, windows, heating systems, lighting and renewable energy technologies where applicable.

For landlords, privately rented properties are generally required to achieve a minimum EPC rating of E unless a valid exemption applies. An EPC helps identify opportunities to improve efficiency, reduce energy consumption and make informed decisions about future improvements.
